How a Government Shutdown Can Affect Your PCS Home Purchase in Maryland

If there’s one thing military families learn quickly, it’s how to roll with the punches — new orders, new duty stations, new homes. But even the most flexible PCS plan can hit an unexpected snag when the words 'government shutdown' start making headlines. If you’re buying a home in Maryland (or anywhere near Fort Meade or Joint Base Andrews), here’s what a shutdown could mean for your home search — and what you can do to stay one step ahead.


1. VA Loan Processing May Slow Down

The Department of Veterans Affairs doesn’t completely stop operating during a shutdown, but it does slow down. If you’re using a VA loan, expect longer processing times or temporary backlogs while some departments operate with limited staff. What to do:- Get your pre-approval early.- Work with a lender experienced in VA loans — they’ll know which offices are still processing and can keep things moving.- Ask your Realtor (that’s me!) to add a little flexibility to your contract timelines just in case.


2. Delays in Income Verification or Funding

Lenders often rely on IRS or federal employment verification systems when processing mortgages. During a shutdown, those systems might be delayed or offline — meaning slower approvals or temporary holds.

What to do:

- Keep extra documentation ready (pay stubs, LES statements, W-2s).

- Stay in close contact with your lender.

- If you’re under contract, communicate openly with the seller’s agent about possible delays.


3. Appraisals and Closings Could Take Longer

In areas with high government employment (hello, Maryland!), even local appraisers, inspectors, and title companies can feel the ripple effects of a shutdown. That means potential scheduling delays or backlog on closings.

What to do:

- Schedule inspections and appraisals as soon as your offer is accepted.

- Choose a title company that’s familiar with military transactions — they’re used to working around federal timing hiccups.


4. Housing Market May “Pause” Temporarily

When uncertainty hits, some buyers and sellers hit pause. You might see less competition — which can actually be an advantage — or slower movement in listings for a few weeks.

What to do:

- If you’re ready to buy, use that window! Fewer competing offers can mean better terms.

- If you’re selling, focus on making your home stand out with strong marketing and clear communication.


5. Stay Calm — This Isn’t Permanent

Historically, shutdowns are temporary. Real estate markets adjust quickly once things resume. Your goal is to stay prepared, flexible, and informed — not to panic.
