Buying or selling a home already comes with enough stress. The last thing you need is to feel like you’re reading a foreign language when you hear words like “escrow,” “contingency,” or “earnest money deposit.” Don’t worry—real estate jargon isn’t as scary as it sounds, and you don’t need a law degree to get through it.


Here’s a breakdown of the most common real estate terms you’ll hear in Maryland (and anywhere else you’re buying or selling), explained in plain English—with a little Kat humor sprinkled in.


🏡 Terms About Property & Value


  • Appraisal – A professional’s opinion of what your home is worth. Think of it as the “official price tag.”

  • Comparable Sales (Comps) – Recent sales of similar homes in your area. Basically, your house’s competition report.

  • Equity – The portion of your home you actually own (not the bank).


📑 Terms About Transactions & Contracts


  • Under Contract – A buyer and seller have agreed, but the deal isn’t done yet. Like being “Facebook official,” but for houses.

  • Contingency – A condition that must be met for the sale to move forward (financing, inspection, appraisal, etc.). Think of it as the “if/then” of real estate.

  • Earnest Money Deposit (EMD) – The buyer’s good-faith deposit showing they’re serious. If the deal closes, it usually goes toward the down payment.


💰 Terms About Financing


  • Pre-Approval – A lender’s letter confirming how much house you can actually afford. It’s your VIP ticket to making offers.

  • Escrow – Money held by a third party until certain conditions are met. Think of it as the “Switzerland” of real estate.

  • Closing Costs – The fees and expenses due at settlement (spoiler: it’s more than just the down payment).

  • Listing Agent – Represents the seller.

  • Buyer’s Agent – Represents the buyer (that’s me! 🙋‍♀️).

  • Dual Agency – When one brokerage represents both sides. Legal in Maryland, but it requires disclosures and consent.
