If you’ve ever thought selling a home meant sticking a “For Sale” sign in the yard and crossing your fingers—well, you’re half right. 😅 A sign helps. But in today’s market, you need a marketing strategy that works harder than just hoping the right buyer drives by.

Here’s how I (and successful realtors in Maryland) actually get homes sold.


Step 1: Professional Photos (Because iPhone Snaps Won’t Cut It)


First impressions matter. Grainy, dimly lit photos? Buyers scroll right past.✨ Pro photos showcase your home’s best features and make it shine online.


Step 2: Virtual Tours & FaceTime Walkthroughs


Welcome to the future. 🖥️

  • Virtual 3D tours let buyers “walk through” your home at midnight in their pajamas.

  • FaceTime walkthroughs (with me) give long-distance buyers the real scoop: the light, the layout, and yes—even if the basement smells funky.


Step 3: Staging (or at Least De-Cluttering)


No, you don’t need to rent a whole new living room set. But you do need to show off space, not stuff. Pro tip: If buyers can’t see your countertops, they can’t imagine themselves making crab cakes in your kitchen. 🦀
